Flawless is two towers in Beirut developed by Quantum Development, one residential and one offices, the office tower rising eight floors. EFS supplied and installed both envelopes, along with the frameless shopfront at street level.

A residential tower and an office tower on one site ask for different things. Offices want an unbroken glazed plane and consistent daylight across a deep floor plate; apartments need openings that work room by room.
The project could not be resolved by applying an existing aluminium assembly without alteration. EFS developed the configuration in-house around the architectural, functional and performance requirements, then translated it into a repeatable production and installation logic across both envelopes.

The office tower is enclosed by a Ponzio WS50 curtain wall with insulated double glazing. The residential tower uses Ponzio Windstop 45 with insulated clear laminated and tempered glass. At street level the shopfront is frameless laminated tempered glass.
The laminated and tempered glass was selected for safety, facade performance and acoustic control. Completed assemblies achieve sound-reduction performance of up to Rw 46 dB.

More than 2,000 m² of facade and aluminium work. More than 500 windows, doors and facade units. Sound reduction up to Rw 46 dB.

Two buildings, two envelopes, one detail language.
